Guests must fully vacate their room and shared spaces by this time unless prior approval is given. Fees for unauthorized late checkout or overstays: Up to 30 minutes late: $25 fee. 30 minutes to 2 hours late: $50 fee. More than 2 hours late: Charged one full night’s stay at a nightly rate of $100, plus any additional costs incurred (cleaning, rescheduling, or compensation to incoming guests). Legal Status of Overstays Stays Under 28 Days: Guests who remain on the property past their scheduled checkout without approval are considered trespassing and may be removed immediately by the host or local authorities. Stays of 28 Days or Longer: Guests who stay past their scheduled checkout without approval may be considered a holdover tenant, and formal eviction proceedings may be required. The guest will be responsible for all legal costs, additional nightly charges, and damages incurred during this time. Important: Staying beyond checkout without prior approval disrupts operations, impacts other guests, and may result in legal action. Please communicate in advance if you need extra time to check out. Approved guests of 28 Day or longer will be asked to sign the following lease agreement: RENTAL AGREEMENT This Lease is entered into on the date hereof, by and between (“Owner”) and (“Renter”) for the property located in and listed as (“Property”).  TERM: The term of the Lease shall begin on the arrival date of and end on the departure date of for . The property will be ready for occupancy no earlier than on the arrival date and must be vacated no later than on the departure date. The term of the Lease may be reduced or extended upon mutual consent, following payment of any additional fees agreed between the parties, and confirmed in writing by the Owner. RENT: The total rent is , payable at the time of booking. LIMITED OCCUPANCY: Occupancy is limited to the number of guests specified on the booking: .  If the Owner concludes that this policy has been breached, the Owner reserves the right to expel the entire party with no refund. NON-DISTURBANCE CLAUSE: Renter and their guests shall not disturb, annoy, endanger (fireworks), or create inconvenience for neighbors nor use the premises for any unlawful purposes. You agree to keep outside noise to a minimum between the hours of 10:00 pm and 6:00 am.  You and all other guests agree to abide by all applicable parking restrictions and limitations. CARE OF PREMISES/DAMAGES: NO UNAUTHORIZED PETS ALLOWED. NO SMOKING PERMITTED IN HOUSE. Automatic eviction plus forfeit of any deposit and rent if violated. Renter agrees to pay the Owner for any damages to furnishings, household items, or pool that occur as a result of Renter’s occupancy. This will include payment of any additional cleaning charges incurred due to Renter’s occupancy. To prevent theft of, or damage to, the Renter's personal property and that of the Property, Renter agrees to close and lock doors and windows when not present at the Property, including upon check-out. OWNERS RIGHTS: Renter agrees that if the conditions and limitations set forth herein are not met, Owner shall have the right to cancel this agreement and may enter the Property, either by statutory proceedings or by force, to inspect the Property and ensure that Renter has vacated the Property. All monies paid by Renter shall be forfeited as liquidated damages. INDEMNITY CLAUSE: Renter hereby agrees to Indemnify and hold the Owner harmless from any and all claims, including those of third parties, arising out of or in any way related to Renter’s use of Property or the items of personal property provided therein.  Renter assumes all risk of injury or other losses relating to any recreational activities, including the use of any swimming pool on the Property, and will hold Owner harmless with respect thereto. NO SUBLETTING: Renter may not sublet or assign this Lease for all or any part of the premises without the prior written consent of the Owner NO PERMANENT RESIDENCE: Renter's use of the Property is on a temporary, short-term, and transient basis only. The Property is not, and will not be, the Renter's, or any guest's, permanent residence. REPAIRS AND MAINTENANCE:  The Property is rented with the Owner’s furniture and household furnishings. The owner shall not be responsible for providing additional furnishings or equipment not presently available in the Property.  Renter will report any maintenance issues immediately to the Owner. The Owner will make every effort to repair and/or replace any equipment that is not working properly but cannot guarantee that all equipment is in good operating order at all times and no rate adjustments or refund will be made for equipment or appliance failures. CANCELLATIONS: Renter may cancel at any time. The Owner will return any refundable amount, if applicable, according to the reservation's cancellation policy. By signing this Lease, you acknowledge that you will comply with the terms of this agreement, and each party assumes the responsibility for the obligations set forth herein. Renter acknowledges receipt of the House Rules.  Renter acknowledges that they have read, accept, and agree to the terms set forth.

Use only your assigned shelves and your own food. - You’re welcome to use any shared spices. Remove or give away food upon checkout. - Take out the trash when bins are full, don’t overload them. 🛋️ Common Areas Dining & Living Rooms - Clean up after using shared spaces. - No shoes on the couch. - Dishes must be returned and washed promptly if used in rooms. Bathrooms - Keep bathrooms tidy and free of clutter. - Toilet paper and shampoo (blue bottle) provided; extra towels available on request. - Store personal items neatly in a drawer or your room. Laundry - Do not use any scented detergent. You must use the detergent provided at the listing. Guests have full access to all shared spaces, including the kitchen, living and dining areas, laundry, and backyard patio. Rooms are private and secured individually for your comfort. Please note the kitchen and common areas are shared, and guests are expected to keep them clean and tidy for everyone’s use. Access to the home is provided through a Lockly Smartlock. Your personalized code will be sent to you at 10:00 AM on the day of your check-in for added security and convenience. Standard check-in time is 3:00 PM and checkout is at 10:00 AM. If you'd like a late checkout, we offer a noon checkout for a $30 fee — just be sure to request it at least 24 hours in advance so we can accommodate it. For added peace of mind, a security camera is located at the front of the house near the entrance and in the common area shared by multiple guests. We want you to feel completely at home and enjoy everything the space has to offer!
